Heard an ad lately? One that says, "Call us and we will make you a fair offer on your inherited home. No Realtor fees, no closing costs and move out when you are ready!" It all sounds enticing, until you actually hear what they have to say.

You see, these companies are mostly hedge funds these days disguised as an individual and they have a business model that pays them handsomely. They just dont tell you what they do and how they do it. So let us pull back the curtain.

First of all, they want your property as cheaply as possible. They have metrics that allow them to know exactly how much they can pay you and still make a lot of money off of your family's home. If someone offered me 50% of what my home would be worth if it were all fixed up, I would immediately ask the questions, "How much does it cost?" and "Can I do it myself?"

The good news is we will present you with all of your options, give you the pros and cons of each and then talk about what you can expect in return for your work and investment. We have it down to a science and sometimes it makes sense to fix it up and sometimes it doesn't. If you fix it up, then yes you pay some commission, but you keep 95% of the value, not 50%. Still think a Realtor is expensive, try selling to a single investor! Also, If you do go the "as-is" route, we will find several investors to compete for your property, not just one.
