The first mistake is selling to an investor for what they represent as a "fair price". Investors are skilled at taking advantage of people who are in a difficult or emotional situation. They will inflate the cost of repairs to make you think that they won't make "that much money" so you will take their initial offer. They offer terms like being able to live in the home for a while or not having to pay closing costs, but then give you a lowball offer like they are doing you a favor. They want you to believe they're good people doing good deeds and some of them are probably good people, but EVERY ONE OF THEM is a business person first.

The second mistake is selling your home to a wholesaler. Wholesalers are people posing as an investor in order to buy your home and then sell their position as your Buyer to someone else. They have now resold your home for a large profit and are basically stealing your hard-earned equity! We never work with wholesalers and we know who they are and how to stop them.
